Dubai is full of happening places, but if there is one place everyone wants to be - it is downtown Dubai. This one place which approximately spreads across an area of a few square kilometers, is home to some of the best structures in Dubai including the Burj Khalifa, Dubai Mall, and Dubai Fountain. The place encompasses of the stretch along the Sheikh Zayed Road, through the Al Wasl locality on the Northwest, has the Business Bay on the South and the Financial Centre road on the North.

An aerial view of the city will reflect the massive amount of construction happening in this particular area of the city. There are currently approximately eleven projects that are taking shape in and around the landmark structures. The low rise residential buildings are centered in the Old Town and The Old Town Island whereas the high-rise residential towers lie in the Emaar Boulevard, The Residences and the South Ridge area. In prime locations within this area are hotels and office complexes.

Understandably, this is the place people want to reside in; the proximity to the city center and commercial areas being its greatest attraction. ...
... As on June 2017, Dubai has a resident population of around 2,792,449 and during work hours, there are more than 3,408,000 people in the city. Many people who work in Dubai cover a significant distance every day to get to their work places in the city.

Needless to say, that the population density in downtown Dubai is the highest when compared to the entire emirates area. Everything in this space is rented and sold at premium prices. And people have no option but to lap it up for how scarce, available space is in this area.

Also, there has been a recent increase in the buying trend here. Experts seem to attribute it to increased saving amongst people and the opportunity to make more money by renting out the bought property. Even amongst expats staying in Dubai, there has been an increasing trend of buying property in Dubai as well. The cosmopolitan environment of the city, coupled with its international geographical distance from top world destinations makes it a sought-after place to have an invested property.

The profile of the international buyers is in a way quite typical - they are often wealthy individuals with a broad world view often simultaneously investing in other luxury destinations including Miami, New York, London, Paris, Singapore and Hong Kong. Buyers are often quite clear about what they want to do with the property. While some buy with the intent to rent, others buy it for using it as holiday homes. Many people also buy with the idea of future living. Naturally, the general demand of houses in this area along with the purchases made by international buyers drives up the overall housing value.

This simply means that properties in Dubai, especially in the Downtown area are being bought at premium rates and still there is a dearth of enough properties to choose from. The property value of a single BHK 500 SFT apartment starts from around 1,200,000 AED. For a two-bedroom, two-bathroom, 1600 SFT area apartment, the starting price is around 3,500,000 AED. This is to give you an approximate idea of how much your own property in Downtown Dubai is worth.

Trying to sell a property on your own is not easy. There is legal paperwork and the constant uncertainty of finding genuine buyers. The best way to sell your downtown property is by enlisting with a renowned real estate agency. Sellers interested and listed with top real estate property agents in Dubai claim to get good queries every day for their downtown Dubai listed properties. The trick however is to find the right real estate broker or agent who will care for your interests and deal transparently with you as well as the buyer without over promising them or underselling you. It is actually quite easy. All you have to do is look for the top real estate agents, register yourself with them, click some pictures of the property you want to see, loads them along with other requested details (including the price you would like to sell it at) and voila – you have your property listed and ready to sell.

Unique Properties is one of the most renowned real estate agencies in Dubai. It has been awarded for its impeccable service to buyers, sellers and renters. Several sellers owning property in Downtown Dubai have register themselves with Unique Properties.
