Shopping For Luxury Apartments In Nyc
What is at the top of your wish list when searching for a new apartment in New York City? Have you made a list of things you need vs things that would be nice to have?
I've seen a lot of studies lately that say there is not much of a price difference in a luxury apartment and a non-luxury apartment in many parts of Manhattan. In some cases luxury apartments in NYC have a lower asking price than the non-luxury apartments. This trend seems to be happening in the higher echelon apartments with 2 or 3 bedrooms. Landlords are giving more concessions, because renters are becoming wiser with their shopping choices.
One example, I can share with you, I came across while searching for a 2 bedroom apartment in Midtown. Mercedes House, at 550 West 54th Street, is offering a 2 bedroom, 1 bath apartment for $5739 per month when you sign a 14 month lease. Essentially, the rent for 12 months is $6695 per month, and you sign a lease for 14 month lease which gives you two months free. They are also throwing in one year of indoor parking for free. At Mercedes House, you have a choice of studio, 1-, and 2-bedroom apartments, ...
... with floor-to-ceiling windows with solar shades, stainless steel kitchen appliances, hardwood floors, LED track lighting, a fitness center, indoor and outdoor pools, bocce court, sunbathing decks, an outdoor movie screen, and a day care facility for your dog. The views from the windows include parts of Manhattan, Clinton Park, and the Hudson River. Columbus Circle and Central Park are only 6 blocks away for you to enjoy.
The second apartment I found that is about the same price is called Claridge's, and is located at 101 West 50th St. This is a 14 story pre-war building that is advertising 2 bedroom 2 bath apartments for $5795 per month. The listing says the building has a 24 hour doorman, attended lobby, fitness center, laundry facility, and pet friendly. The downside to the building is the views. This building is surrounded by buildings that are much larger, so you really don't get a view, unless you want to see the neighbors across the street. Although, if yo u live in one of the apartments that faces 6th Avenue, you can see the Macy's Thanksgiving Day Parade from your windows.
