It is not surprising that Noida-Greater Noida has topped the recent Residential Preference Survey conducted by the real estate giant Colliers International, thus surpassing its satellite cities like Delhi and Gurgaon. The study was conducted on basis of political, economic, social, technological, environmental and legal parameters of the said cities.

According to the 'Residential Preference Survey by real estate services and consultancy giant Colliers International, India, living in Noida-Greater Noida is the best bet for people who like to lead a hassle-free and laidback life with enough amenities. ... Ghaziabad. Colliers compiled its research with the help of field experts, as well as secondary sources like NUMBEO, Wikipedia, Google and other government databases. While Noida-Greater Noida stands at 93.94 points is the highest in livability, in economic indices, Gurgaon, at 160.27 points, is the most expensive NCR city to live in. In the long term and in terms of lifestyle quality, Noida-Greater Noida is the finest option in NCR in terms of habitation.

The results of the prestigious survey placing Greater Noida as the leading edge domestic habitation destination is hardly surprising.
Multifarious factors combine to place it at the top. These include:

Population Density

The physical development of the whole of Noida-Greater Noida may be completed by 2021, and almost the entire residential area would have been inhabited by 2031, by which time the population is estimated to touch 25 lakhs. Keeping in view, the city’s geographical and environmental conditions, it is proposed to keep population density in the already developed residential sectors below 500 people per hectare. Large-size green areas in the form of public parks and playgrounds have been planned in most of these sectors. The development of infrastructure facilities and services will also adequately accommodate- along with green buffers and supportive facilities and help in containing any adverse effect of the proposed population density. The overall population density of the urban area will be 164 people per hectare (pph), which is well within the 150-200 pph category suggested for metro cities in the NCR in Regional Plan 2021, and also comparable with other towns. This will ensure comfortable living and prevent haphazard growth throughout the life time.

Less pollution

Delhi’s air is the most polluted of all cities in the country. The data from a CPCB study between December 5, 2014 and February 10, 2015 reveals that the average Nitrogen Dioxide in Delhi was 67 μg/m3, while Faridabad – notorious for its dirty air – was way behind at 41 μg/m3. Similarly; the level of Sulphur Dioxide (So2) was 478 μg/m3 in Delhi and only 45 μg/m3 in Faridabad. Carbon Monoxide in Delhi was 1.59 mg/m3 and Particulate Matter an alarming 316 μg/m3, while in Faridabad it was 1.75 μg/m3 and PM2.5 at 227 μg/m3. In comparison, Noida-Noida-Greater Noida has the cleanest air. Moreover, experts have stated that Delhi's air quality will fall to the pre-CNG days by 2020, if the number of private vehicles continues to increase steadily and if there is no change in vehicle technology and fuel standards in the city, a new study reveals. In the circumstances, a move to pristine Greater Noida is well worth a look.

Noise Free Zone

The noise level in industrial areas of Greater Noida is acceptable according to the limits of noise level at day and night time and adheres to norms of the Environmental Protection Act, 1986. The commercial and the residential areas of the city display noise level are same, especially at night time.
