Metro Makes Greater Noida A Great Real Estate Destination

In order to boost metro connectivity inside the pockets of Greater Noida, the Noida and Greater Noida authority has also prepared a fresh common proposal to bring a new metro line from Mahamaya Flyover to zero point of the Yamuna expressway. The UP chief minister Akhilesh Yadav had earlier cleared two major routes - a 29.7 km line from Noida City Centre (Sector 32) to Greater Noida, and another 6.7-km stretch from City Centre to Sector 62 in October. Both the projects are expected to be completed by 2017. The newly proposed expansion of the Delhi metro would serve as a secondary line to residents in the twin cities of Noida and Greater Noida.

In coming years, the face of Noida and Greater Noida will change completely. Commuting in twin cities will be no longer a herculean task. Metro connectivity between Noida and South Delhi areas like Kalkaji, Malviya Nagar, Nehru Place, Green Park and Vasant Kunj will soon become a reality. Under a major Metro connectivity and traffic-free plan, Noida Metro link will directly connect to Kalindi Kunj. Metro connectivity then, between Noida and South Delhi areas like Kalkaji, Malviya ...
... Nagar, Nehru Place, Green Park and Vasant Kunj will come to fruition. A formal sanction to a 3.76km Metro route between Noida’s Botanical Garden and Kalindi Kunj near Sarita Vihar has already been given.

The extension of the Metro line from Noida City Centre to Badoki in Greater Noida will change the face of the twin cities. Once the project is completed, it will be easy to move from Delhi to Noida-Greater Noida and Ghaziabad, as the authority has designed major road networking in addition to the Metro link. The connectivity to the national capital and the NCR will get enhanced after the existing Delhi-Noida Metro link is extended. According to the proposed alignment, 22 Metro stations have been proposed in the 28km-long Noida and Greater Noida Metro link, which will costs around Rs 5,000 crore at Rs 1.25 crore for every kilometer of Metro track. Nearly 65,000 commuters are estimated to commute daily (in peak hours) on the proposed Metro line. This link will connect to Ghaziabad in the second phase of the plan. To connect the twin cities of Noida and Greater Noida with Delhi and other NCR cities like Ghaziabad, Gurgaon and Faridabad, a chain of connectivity is being studied.

Two stations at Knowledge Park-I and Sector Delta-1 in Greater Noida are planned for future expansion. Starting from Noida City Centre in Sector 32, the proposed Metro corridor will head towards Greater Noida via stations in sectors 50, 51, 78, 101, 81, Dadri Road, 83, 85, 137, 142, 143, 144, 147, 153 and sector 149 in Noida. It will enter Greater Noida through Knowledge Park-II and traverse Pari Chowk, Sector-Alpha 1 and 2, before terminating at Depot Station proposed near Knowledge Park-IV in Greater Noida. The entire Metro alignment is proposed to be elevated.

It is poised to change the face of the twin cities.

The “arrival” of Delhi metro will create a spectacular jump in the Noida- Greater Noida city’s realty market. By ensuring better connectivity and transport of lakh of commuters daily it will open the floodgates for real estate. Both commercial and residential property's demands are poised to shoot up as it becomes even more desirable. As it is Greater Noida has become a desirable location for both the residential and commercial spaces due to its wide roads, minimal traffic, lesser pollution and omnipresent greenery. Noida and Greater Noida is already emerging as a hotspot for property investors, buyers, developers and renters owing to factors such as better transport infrastructure, improved connectivity, and the potential development envisaged due to the Metro launch.

Delhi metro is proving to be a boon for the working individuals. As the prices are lower and the living conditions better than even Delhi, the residents like to stay in Noida and Greater and commute. Greater Noida is also acknowledged for its growth in the IT sector and is inhabited by thousands of professionals. Earlier, people were searching for nearby metro line for reduced commute time, which will soon be fulfilled. This will ensure that thousands of units will be setup with exponential growth for both residential and commercial spaces

The most reputed developers are being attracted due to its potential enabling buyers to choose the best option. Greater Noida projects are becoming premium investments due to the infrastructure projects like the Metro & the Noida expressway projects. Furthermore, the realty market of Noida and greater Noida is drawing attention from foreign investors with the growing IT parks connected through the metro.
