Is It Time For A Roof Replacement?

A roof is one of the most important elements of the home since it protects you and your family from the elements and provides shelter. Like most materials on your home, your roof will eventually need replacing. Not sure if your roof needs a replacement? The roof on your home is turning a quarter of a century.
The lifetime on most fiber cement and asphalt shingles lasts about 25 years. Of course, the climate and weather conditions can cut the lifespan even more.
The shingles are curling or buckling.
If you look up at your roof and notice that your shingles are curling or buckling, it may be time for a replacement. There are two ways that this can happen: cupping, which is when the edges of the shingles start to curl up, and clawing, which is when the edges stay flat but the middle starts to rise up. This happens as shingles are exposed to weather conditions over time. Worst case, this could mean that your shingles are faulty.
There are missing shingles.

... that a new roof is needed is if there are missing shingles. Singles can be blown off from high winds so it is important to choose quality products with a high wind resistance.
Shingle granules are in the gutters.
Roofs tend to lose the most granules towards the end of their lifetime. The granules are there to help protect your shingles from the sun. When more and more granules are coming off of your shingles, the more damage that will happen to your roof.
Shingles are cracked.
The largest cause of cracked, or split, shingles is wind damage. In small scale instances, cracked shingles can be repaired by applying roofing sealant under the crack. However, this fix can only last for a couple of years before a roof replacement becomes necessary.
