He is responsible for maintenance of his dwelling the moment he signs the lease or rental agreement with the landlord and starts living in the premise. In order to avert any penalties, he should make sure that his rental unit is kept in good shape.

If he finds out that a property was damaged even before he took position of it, he should bring this to landlord's notice. If there is a need for immediate fixtures and repairs in order to function properly, this has to be communicated well in advance. In ...

It could be electrical system, water or drainage problems which need immediate attention and you can't wait for the landlord to come as he stays far away from the rental unit.

Before signing up a rental agreement he must also understand what are the items in the rental property and the cost of damage incase something wrong happens. There would be a check list of items and an inspection report. A tenant can use this inspection report to his advantage if he has not caused any damage to the content and the landlord makes allegation against him. Therefore, before signing any agreement, a tenant must cross check the items and find out their condition. In order to avoid any misunderstanding, difficulty and hassle between the landlord and the tenant it is necessary to have good communication especially in cases when the payment may be postponed or delayed.

A tenant will also be protected by a landlord's building insurance if there is a mishap and the building or the roof collapses causing injury to the tenant. He has all the right to claim for compensation and will be covered his medical expenses and any temporary accommodation too.
