Make sure that it has a clause ensuring that it is not transferable to any third party and no future developments shall take place within the allotted area. These should be prepared by a professional lawyer. Get to know the total price involved and all the other prices such as cost per square foot, registration charges, maintenance cost etc.


Identification papers: It is always right to verify your developer's identity(PAN Card, Passport etc.), his previous records of construction, the number of projects completed by him. On the same lines, if you get property via a dealer, check his credentials too.


Before payment, make sure that you physically visit the site and see how the things are faring there.
