Everything counts in home showing. Remember you want to appeal to the emotions of your prospective buyer, and since just about everyone wants to have a big house with spacious rooms, here's something you can do. Although light can show all those minor things you'd rather not have prospective buyers see, it can work for you in that it can create the illusion of spacious rooms. One way you can do this is to pull the drapes and allow natural light to shine in. This is certain to give the impression that the room is a lot bigger than it actually is. You can apply the same principle for showing your home to prospective buyers at night -- flip on all the light switches in the house.
You can't be choosy when it comes to potential buyers, and there are those who are naturally curious. For example, you could get somebody who will open and close all the windows. What they're doing is checking for problems, which they'd have to pay to have fixed. Thus, it pays to ensure your windows are in good working order. Damages screens don't look good so get them replaced as well.

And unless you're selling your home on your own, you shouldn't get into any kind of negotiation with the buyer without your realtor there. This is very important because your realtor is the one who knows how to negotiate and get you the best price. No matter how insistent the buyer gets about negotiating, be polite but firm; let them know that you'll pass their questions along to your realtor.
