According to the law passed in England and Wales, if a landlord is selling his property or house after 6th April 2009, then, it is a legal requirement to have a home information pack prepared from solicitors or estate agents. State all your home details clearly before encountering any problems.

As a general practice, home information pack, comprises of compulsory documents and optional documents. As the name suggests, second category documents are optional, a landlord may or may not add them in his information pack for home. Let us first concentrate on the primary ones which is a compulsory document such as Energy Performance certificate, also known as EPC. If you have time, carry out all repair work, before you apply for an information pack from solicitors. Get a positive report on your home condition. Do away with all the draw backs of your house. This will enable the buyer to have a positive picture of your house and avert any one backing out of the deal later. Avoid any unforeseen problems in future.

It is optional to have a content form, summarise all the details of content inside home. Such information packs are not always required, there are few exceptions to this, such as non-residential properties, selling your house to a family member, unsafe properties and properties which are due to be demolished. No landlord can sell his property or house with out this pack after 6th April 2009. It is obtained free of cost, but an Energy Performance Certificate which is a vital content of your home information pack will be charged, by your accredited energy assessor.
