The prospect of buying a new home is always an exciting one. However, the process of selling your current home can be quite a daunting one. With ever type of transaction, there are many things to consider and hoops to pass through. When it comes to a home there are even larger things to consider such as making sure that you are leaving a solid home to the next owner. Among these is the roof inspection.
While it may seem like a hassle and perhaps an unnecessary expense at the outset, the reality is that it can not only save you some money in the long run, it could also dramatically increase the value of your home.
What Is a Roof Inspection?
A roofing inspection is usually a closer look at your roof. It starts with a licensed professional inspecting every aspect of your roof, including the dormers, chimney, crickets, gutters, and flashing. They will also typically look at the interior of your home to make certain no damage can be seen from inside. They’ll note any problems they happen to see during the inspection.

Failure to disclose can cause legal problems down the road. Once you do disclose, you have a few options: replacement, repair, or simply letting the buyers know what’s wrong with the property itself.
Should You Replace Before You Sell?
If you do come up with a bad inspection report on your roof, you may think reroofing is the right option. That’s not always the case, though. You need to consider a number of different factors. First, think about what the competition for homes in your area looks like. If you’re going to be getting multiple offers on your property, you shouldn’t have to worry about reroofing the home. If, instead, you’re facing stiff competition, a new roof may be the perfect incentive.
Your other big consideration in this category has to be how much you’re actually looking to make from the sale of your home. If you simply can’t afford it and you’ll have to take out a home equity loan to tackle the cost, a new roof may not be a good idea. Instead, simply deducting the cost of the new roof from the purchase price of the home might be a better choice.
