... when licensed pest controllers apply pesticides to the internal or external common areas of their residence. The rules apply to residential strata, community and company title schemes consisting of three or more dwellings. The person responsible for organizing the pest treatment must make sure that residents are given at least 5 working days notice. Notice of the treatment can be given in person, by fax, by email or telephone, by post, in letterboxes, under doors or by placing it on common notice boards and near the main building entrance. The necessary information provided by the pest management technician must be included in that notice.
It is compulsory to notify people when pesticides are used by pesticide management technician in the common areas of residential complex. The aim of notification is to allow people to choose to reduce their exposure to pesticides if they wish.

The notice must include:

•The full product name of the pesticide to be used
•The reason why the pesticides is being used
•Where the pesticides will be used

It is Owner's responsibility to pay the bill for pest control within their home however it is the Owner Corporation’s responsibility to take care of the pest control on common property.
Multiple occupancy residential complexes include units, flats, townhouses and villas with 3 or more residences. They include caravan parks with long-term residents. These rules do not apply to dual occupancies, duplexes or to single residences. No notice is required for minor domestic-style pesticide use that does not require a pest management technician.
A pest inspector will check the property for signs of damage by borders and termites and evaluate the extent of damage. There may be indication of live termites/borders or past damage .The inspector may be able to give you suggestion on how get rid of the pests and the cost as well as any other ongoing problems that it may present.

Penalties may apply if you are unable to show proof that notification was given prior to applying pesticides, as required by the amended Pesticides Regulation 1995.
