Tenant testing is important for landlords.

Whether you are a Newmarket landlord with a multiplex apartment of an Aurora landlord renting your basement you realize finding the right tenant is key for the success.

However what happens if something goes wrong?

There are lots of tales out there where things do go wrong. For example:

-Your tenant owes you are renting

-Your tenant made a your rental unit the filthy mess

-Your tenant do damages for your property

-A mixture leading to the nightmare for that landlord

We all know this happens in Newmarket and Aurora if you drive around at the first of the month you are able to usually see a few big large steel garbage bins on some driveways.

It’s usually the landlord cleaning up.

So What Can You Do If Your Tenant Leaves…and Simply leaves You inside a Lurch?

There’s an excellent tale at the New york Landlords Organization about a property manager who decided he “wouldn’t the costs” of a tenant who remaining the apartment in worse shape compared to he got it.

Broke the ...
... actual Lease, Due Rent, Garbage and Damaged Walls

When the tenant relocated in the property was neat and well maintained.

When the tenant relocated out things were different.

The landlord describes it:

“My ex-tenant shattered the lease and left a mess and the ‘repairs’ where not up to my requirements.

What personally irked me personally is leaving a refrigerator filled with old pizza, old pot full of food and lots of sauce all over this. The stove, full of grease.

These things are just rude because he and his sons could have effortlessly at least place in an effort.”

Do He Go To the Landlord as well as Tenant Board (LTB)?

No. Within Ontario after a tenant techniques out the landlord can’t use the Landlord and Tenant Board to try and recoup losses from a tenant.

(For some reason tenants who re-locate still have a year to go to the actual LTB to sue the landlord.)

After a tenant moves out you have to go to Small Statements Court.

This particular landlord visited court and managed to recoup most of their losses once the tenant agreed to pay for a lot of grievances at a Settlement Meeting.

It’s a good option for landlords who rent to bad renters.

The Newmarket court house is located from 50 Eagle St T Newmarket, ON L3Y 6B1
