We all know that buying a home is going to be one of the biggest decisions you ever make in life. Not only is it going to be the place where you settle down to raise your family, but homes are very expensive. Many people think that as long as their mortgage payment is less than their income, everything will work out fine, but that's not necessarily true, and more advanced affordability calculators are going to be able to take into account things like your credit card bills, student loan payments and car payments, for example, and deduct those from you monthly income. This is going to be able to give you a much better picture of the amount of a mortgage you are really going to be able to afford.

This way you are going to have a dollar figure in hand that you are going to be able to work with. May people might be pre-approved for a much larger amount than they want to spend, that is perfectly fine, because they have done their calculations to know what is going to work within their financial situation and budget.

Now, you will be able to proceed with looking at homes and determining which one you love.
