Getting The Best From Real Estate Photography
A picture is worth a thousand words. Nothing holds truer than this adage when it comes to real estate photography. It is important to plan how your project should appear to the potential buyer. First impressions do have a deep impact on the viewer. You would want to make a lasting impression with the photographs of your project. The internet has changed the way a buyer goes about purchasing anything. The shift towards online marketing shows that about eighty percent of people base their decision on the information available on the internet. Thus, photographs become of paramount importance when selling real estate.
The question that starts ringing in your head is: how can I present the photographs of my property in a manner that evokes curiosity and interest of the buyer.
Here are a few tips on real estate photography:
Curb Appeal: Who would like to walk through an unkempt lawn, with grass growing all around, making it difficult to find the pathway to a home? Nobody likes to see a house with stains on the walls or the paint falling apart. A well maintained garden can make anybody happy and nicely painted ...
... walls, without any stains, can give that picture perfect look to a home. It can make anybody happy and awaken their curiosity to see the interiors of your home. You don’t want anybody to walk away just by looking at the exteriors. To enhance the curb appeal, follow these simple steps;
- Remove the weeds from the garden.
- Cut the grass close to the day of the photoshoot.
- Throw away the clutter lying in your garden.
- Remove any garbage bins around the site.
- Do not place your vehicles in the driveway.
- Wash the walkway and remove any oil stains.
- Keep the garage doors closed.
Taking these steps can improve the curb appeal and make it look more spacious.
Get the Right Picture: The most essential feature of a home is the available space. Before going for the shoot, remove the unnecessary items occupying the space. Free the space as much as possible. Clean up the corners of every room. Allow the light to reach every nook and corner of the rooms. Get the walls painted, if necessary. Shoot when the room gets the maximum sunshine for a naturally lit space or if there is not enough natural light, go for floor lamps and bright bulbs. Cover those windows that open to an undesirable view like closed spaces.
Clean Bathrooms: Would you like to enter a shabby bathroom? All of us like neat and tidy bathrooms. Remove any stains on the floors, using one of the many excellent cleaners available in the market. Replace any old shower curtains, stack fresh towels and place new soaps. Never use the shower curtain for hanging towels. Place a plant or flowers at an appropriate position. Again, ensure that your bathroom is well lit while being photographed.
Twilight Photography: Taking pictures of your home during twilight can make it come alive against a backdrop of warm natural colors.
Type of Camera Lens: The type of lens that you use for photographing a real estate can make a dramatic impact on the photographs. For example, a wide angle lens can make a small room look more spacious. Get a professional to do the job for you, if you do not understand the nuances of photography.
These are a few tips for real estate photography that can give an extra edge to the space you want to sell. For larger properties, you should go for aerial photography, as it gives an overhead view of all the features available in a real estate.
