Strata or strata title was first introduced in the state of New South Wales in the year 1960. Strata title management was introduced to cope with the legal issues and ownership of different lots with a definite Strata scheme. It is a type of real estate ownership where some lots are owned by the individuals, while the remaining portions are jointly owned and managed by individuals with the owner’s association. These are generally associated with a multi-level apartment consisting of blocks and many other divisions with shared areas. Australia was the first to come up with laws regarding this issue and today it has spread over too many states of the country. Many other countries like America, Canada, Dubai, Singapore, Indonesia, India, etc. have all come up their own implementation of the Strata title management but with different titles. Such forms of property ownership are becoming popular in countries with multi-level apartment blocks, villas, office spaces, etc. with shared areas or common properties. There are certain regulations that have to be observed to maintain a harmonious relationship amongst the various owners. Strata laws have crept up to settle disputes regarding parking, maintaining privacy, keeping pets that might cause disturbance to neighbors, maintenance of the common properties, etc. But these laws aren’t enough to settle the disputes altogether. A more organized method is required to solve the issues. Hence the owners sought the help of professional strata management companies and often they hire a licensed strata manager to look after the maintenance of the common properties. Sometimes an executive committee is elected to work alongside the manager and look after the everyday work.
The responsibilities of a strata manager include:
•The manager ensures that the management is in compliance with the strata management act to avoid any kind of legal problem that might arise. If any legal problems arise, he provides legal advice to overcome the problem.
•He looks after the financial department which includes levies collection and payments, insurances, money for any repairing and maintenance, etc.
•Budgets and maintains records of all expenditure.
•He brings up promotion and development of the management in the meetings.
•Solves disputes.
•Works with the executive committee member to maintain the common properties.
•Helps the owners in renting or leasing their lot.
•Brings to notice any required repairmen or appointment of workers.
