All across the world, infrastructure is the key element and initiator of growth and economic development. India has fully acknowledged this practice and set recognizable standards in building high standard infrastructure facilities with determined investment objectives for infrastructure development. Moving in the same direction, stakeholders and bodies responsible for infrastructure improvisation, including government, strategy makers, administrative agencies and facilitators (construction companies and real estate developers) have taken significant steps to achieve the goals defined.

Strengthened planning is the key derivative of improving processes and realizing goals, timely and effectively. A strong impetus has been taken at the provider/facilitator’s end. In both, recent and distant past, sustainable efforts have been take in improvising building & construction practices. Following, the directives issued by government and nodal agencies, the real estate & infrastructure developers & builders are strongly moving to augment the infrastructure value chain at all its five stage i.e. design & development, ...
... engineering, material & resource procurement, operations & construction and maintenance.

Five Stages of Infrastructure Value Chain:
- Design & Development
- Engineering
- Procurement
- Operations & Construction
- Maintenance

Improvement of Construction Management Practices with Lean Construction Principles:

In order to accomplish strengthened construction management practices especially at the fourth stage of Infrastructure Value Chain i.e. Operations & Construction, Lean Construction Principles play a vital role. Lean Construction Principles and Practices refer to deployment of leaner and smoother construction practices by the virtue of clear and significant elimination of waste from each and every stage of construction practices. As per the statics, waste is not an element that concerns the wastage of material or resources used in construction. It also applies to construction and resource planning as well. If the statistics are to be believed, of the total time and efforts spent by construction workers only 20 to 25 per cent of those efforts are value adding, rest is wasted due to either unplanned activities or lack of interest & sincerity.

With the employment of Lean Construction Principles and Practices, substantial cost savings and time optimization can be achieved. Through these principles and practices, the construction process becomes swifter with lesser time taken for each activity. Hence even if the value added time of human resources and construction workers is raised to 40 – 50 per cent, there is 100 per cent optimization in their efforts.

In the Indian context, the adaption of Lean Construction Principles and Practices has been more towards Indian metropolitan cities where the industrialization drive has been more rapid in the last two decades. Lean Construction Principles and Practices have proven equally effective in the context of real estate development. High worth real estate markets of Delhi realty, real estate in Gurgaon, Mumbai realty, Bangaluru, Chennai & Hyderabad real estate industry have witnessed more and more construction companies applying proven and well established Lean Construction Principles and Practices. The high tech corporate parks developed by real estate companies in Gurgaon, Bangaluru and Chennai are classic examples of astounding real estate properties that are based on Lean Construction Principles and fully match with the intended pace of growth.
