The value of a city’s real estate property is a derivative of its economic condition. The worth of real estate property is measured by its place; where it is located; how well it is connected; how far it is from prime locations and an array of a lot such factors that define its value. So directly, for a real estate property to be valuable, it must be well connected with road, rail and other modes of transportation. Hence the focus shifts to having superior roads in order to measure the economic condition of a region. Clearly, where there are roads, there are office complexes, schools, colleges, recreational centers and residential societies. A state’s infrastructure facilities are imitative to its growth and development.

A state that has better infrastructure facilities flourishes more than the ones with poor infrastructure facilities. In India, cities like Bihar, Jharkhand and Orissa are the classic examples of states struggling with the perils of poor infrastructure facilities. The industrial drive could take place in these cities because these cities don’t provide the basic facilities that are essential for ...
... setting up SEZs. One, there is acute shortage of electricity; and two, these states have extremely bad road conditions.

On the other side, the states of Punjab, Haryana, Maharashtra, Karnataka, Gujarat, Rajasthan, Himachal Pradesh etc. are flourishing as they continuously strive to ensure better infrastructural facilities. Indian metropolitan cities in these regions have rapidly expanding SEZs and corporate parks. Consequently the real estate worth is increasing in these cities. As an example, Mumbai property and properties in Gurgaon bear heavy ticket prices. Mumbai property rates are the highest in India. The property prices in cities of Hyderabad, Chennai, Bangaluru, Jaipur, Ahmedabad etc. are also increasing day by day.

In the primitive days, roads emerged gradually as people resided in a certain area and wished to commute to the neighboring regions. However in today’s time, the scenario has completely changed, especially in the Indian metropolitan cities. Indian metropolitan cities like Delhi, Mumbai, Hyderabad, Chennai, Gurgaon, Bangaluru and their neighboring regions are facing massive connectivity perils. This is so because the roads in these cities are fully congested as a result of heavy industrialization. The economic growth of these cities has become their own opponent in a few ways. The city amenities are falling short as the demand and consumption of basic amenities of water and electricity is beyond the resources available.

In spite of massive road widening drives and deployment of express ways as fast track measure to connect to these cities, the traffic conditions doesn’t seem to be improving any further. The number of vehicles on road is increasing and resulting into heavy traffic congestions. The phenomenon is widely common around industrial SEZs and corporate parks at the peak hours of morning and the evening. Good road connectivity is important for all sorts of positive developments and hence city infrastructure planners have devised new ways of solving this problem. They are deploying newer, faster and shorter routes to connect high congestion areas of the metropolitan cities.
