Real Estate Development In India & Its Impact On Environment
The city seems to be bursting from its seams and the pressure apart from its residents will be felt on the environment. One of the biggest perils of the rapid urbanization and real estate development is the stretch of resources that we exert on mother earth. Our basic resources like land, water and air are becoming scarce and limited and whatever was never and abundant resource is having its toll.
Starting with land, on one side there is the scarcity of agricultural land in India and the balance further shifts because of differential equation between demand and supply of residential real estate in only few pockets of development in the country. It is the Indian metropolises that have witnessed rather bizarre real estate expansion and Mumbai real estate at top amongst them. Property in Mumbai is extremely expensive and high ticket. This is having an effect on our land resources as, our land is not so fertile anymore and has to depend more on chemicals and fertilizers to match up the old levels of nearly organic farming.

... been seen that due to sudden escalation in prices land owners have made quick money, to lose it all within a few months. A classic example here is real estate in Gurgaon. Here under the urbanization drive a lot of farmers sold their agricultural land to industries and builders, in spite of making huge sums they didn’t invest it properly and now they are under massive debts. Historically, land has been the cause of war in each era. Since, out of the three elements of development, land is the only element which can be bounded in physical boundaries; its possession gives a great high to mankind and a feeling of beholding nature.
Water has already become one of the most important criteria of urban development centers from centuries. Historically, centers of trade and culture have always been alongside important rivers. The concept is more important today as ground water is depleting because of pressure on the water table. Aquifers are becoming smaller in size and we still have no infrastructure to replenish ground water except depending on natural rains which can only contribute to just 10% of consumption annually. All condominiums have their own arrangements to draw water from ground water due to which today brackish water is being found at a lesser depth as compared to ten years. As time progresses, due to this contamination of water table, newer technologies will have to be used to make the same water drinkable. If we look at last three decades, we have seen water being just boiled to introduction of filter to use of UV Technologies and recently use of Reverse Osmosis to maintain a standard of drinking water.
Air pollution that goes along with the urbanization becomes the silent killer as scarcity and depletion of the above two resources has immediate effect. However, Air Pollution has much more devastating and slow effect of a generation. Most of today, we classify as occupational diseases are air borne and principally on a increase because today, we have less cubic meter of air which is not shared thus giving rise to more viral infections. Even, an infection like Tuberculosis, which was supposed to be near eradication 20 years ago, has made its presence felt more due to the same reason.
