How To Buy Property In Turkey

Turkey is considered a paradise on earth. Holiday on the Mediterranean coast of Turkey is very attractive for tourists from all over the world because of its resorts having gentle sea and a bright sun which are rich historical heritage for the tourists from different countries. The rich history of this country, great architecture, traditions and of course, delicious oriental sweets in 2006 were much closer to us.

In 2006, a law was passed that allows residents of the CIS from owning residential real estate in Turkey. Now all the citizens of the world including Europeans can purchase apartments and villas in Turkey. What is so attractive opportunity to buy property in Turkey? How can we use it? The answers to these and other questions can be found in this article.
First time I went to Turkey in 2009. My friends have bought an apartment in a modern area on the Mediterranean Sea and invited me to visit.

Turkish town struck me with its accuracy, livability and infrastructure. Huge new apartment in a five-story building with a swimming pool, three terraces and two bathrooms was half the price of my modest two-bedroom ...

At first I thought it a miracle. How so? But then my friends took me to real estate agencies located near and I realized that having apartment in Turkey is a good investment.

Major property area which is attractive for investment is the resort region located on the shores of the Mediterranean and the Aegean Sea and as well as Istanbul. If you own apartments or villas on these places, it can easily rent out and generate revenue for you.

What benefits can we learn when buying property in Turkey? The main reason people buy homes in the country is a desire to invest for the purpose of resale as the price for the property will rise. The construction sector of the Turkish Republic is booming and with the adoption of this law, property prices in Turkey are steadily growing, making it a very attractive investment. The next opportunity is renting an apartment to rent and profit. And third, buying apartments for permanent residence. If you decide you want to live by the sea and Turkey is a place where you would be pleased to meet the years, the purchase of residential property would resolve the issue. Because acquiring housing in this country, you will automatically receive a residence permit and after 5 years of residence may be granted citizenship. Also these would be available for lawful spouse and minor children.

Stages of Buying Property in Turkey

First - Select the object. Signed a preliminary agreement with the seller, it is done in a notary's office. Then a contract between owner and they buyer, the transaction amount, payment schedule and the deadlines/terms of the transaction processing should take place. Each property in Turkey has a history in the state register for viewing.

Second - Receive permission from the military command in Izmir and in the Main Land Registry Office for the purchase of real estate .

Third - Next step is getting permission from the military command in Izmir and the Main Land Registry Office in Ankara. Examination of documents takes from 2 to 6 months. This permit certifies that the property is not used by these departments and you can buy it.

Fourth - After receiving permission from Izmir and Ankara, you are ready to go to the Land Registry Office with all the documents. The final payment to the seller and the act of sale registration of real estate in the cadastral books is made in the inventory management. You will receive a statement of the act, which is called Tapu. Once the document is handed over to you in your hands, you will become the full owner of housing.

Fifth - You will be required to pay the monthly rent. Analogue of the rent (very roughly) in Turkey is Aydat. This includes the following services: health, pool care, cleaning, technical support, engineering services and others (must be a contract with you). Aydat varies in different areas of Turkey depending upon the size and surrounding area of the apartment which normally starts from 25 Euros.

The price for the Flats in Alanya is 25k Euros per 1 +1 apartment (1 +1 is one bedroom plus living room and kitchen, about 85 square meters), 35k Euros for 2 +1 (approximately 100 square meters) and 75k Euros for the villa. The cost of property depends on the location, availability of the pool, its own territory, courts and other services.

In Turkey, there is a trend for balconies and terraces in every room. Turks use it as a summer room where they spend their evenings and many of the balconies have fireplace and barbecue areas.

Approximate price for renting apartment is 500 -700 Euros per month for the swimming season. If you're looking for other seasons, it can be found for 300-400 Euros per month.

I must say that fruits and vegetables are very cheap in this country. 1kg of fruits and vegetables range ranging from 0.25 to 3 pounds. Chicken is also cheap cost around 2.5 lira per kilo. Meat is very expensive i.e., one kilo of Beef cost you 18 to 25 pounds and lamb from 15 to 20 pounds per kilo. Fish cost is from 2 to 18 pounds depending on the species. But in Dubai freehold properties area, these things are so expensive.

Presumably, the locals know the areas from where you can find everything much cheaper. Given the fact that average wage in Turkey is approximately $60 per month, in which you have to eat and pay for aydat.
But be careful about buying an apartment in Turkey as frauds, bankruptcy estate developers and other unpleasant things are common in the construction sector in Turkey. So before you buy a property in Turkey, carefully think over your actions.

Do not buy an apartment abroad immediately after successful holiday. Take it easy and well thought of everything. Will you have the ability to regularly travel to the location of your property and check all the processes associated with its content and use? If, nevertheless, you have decided to move permanently, the most important advice in this situation is to rent a flat for a year and thoroughly look around the places.

During the year you will be able to find people who have already purchased the property in areas that interest you, and then find developers or real estate agents you can trust. And also find an independent lawyer who will help you with the design and interpretation of all important documents (after all the documents are in a foreign language).
