The top three methods include working with a realtor, selling the home on your own, or working with an investor who would buy the home and property. Each direction has their good and bad points to consider, and you may want to make a checklist to go over the pros and cons of each method.

Working with a realtor is usually the most popular method. Some of the reasons for this which can be listed as a “pro” include not having to learn the laws of buying and selling real estate. When attempting to sell a home, many laws and rules have to be understood which is why real estate brokers have to go through extensive training before they can be certified to sell a home. When you work with a realtor, you should be assured that they will know what they are doing. The down side about working with a realtor is that they do charge a substantial percentage in order to make a profit for themselves.

The “cons” to doing the sale of the home this way is that realtors provide advertisement of the home being for sale, and when you are putting the home up for sale yourself, advertisement can get costly.

Another option which is becoming more and more popular is making the sale to an investor. Investors are able to come in and purchase the property quickly and efficiently, even if tenants are still residing in the home. This can be a real “pro” for the list, especially for those homeowners who are landlords trying to sell the home, yet have difficult tenants to deal with. Also, investors are able to purchase the home with only a fast preview of the property. They won't have to deal with stressful, in depth inspections. The only thing that may be difficult about working with an investor is that not to many people have heard of the process. Selling a home can be a scary process and using a new type of method can make a homeowner wary. Luckily, with a bit of research, one can see that the benefits of working with an investor outweigh the other two methods quite a bit.
