Exclusive Buyers Agents Are Specialists
I am always confounded by how sure people are that they do not need that much help finding the right home. They don’t think they can do surgery or try a lawsuit. Buying a house is in many ways as complicated as both of those examples. Done right, it is a major commitment of time and energy. Done wrong, it is a giant stressful headache with dire financial consequences.
Why not solicit the help of someone who does this all the time? Exclusive buyers agents only represent buyers. They are specialists, like surgeons or trial lawyers. They know the good neighborhoods, problems to expect and avoid with ...

Exclusive Buyers Agents Have No Bias Towards Certain Homes
Not only do they specialize, but exclusive buyers agents voluntarily restrict their practice to representing only buyers—no sellers. That means they do not have listings to tout, they do not want to steer you towards their co-workers listings and they do not need to “make nice” with sellers so they can get future business. They just care about finding their buyers the right home at the right price.
Exclusive Buyers Agents Have a Higher Duty to You
If you walk into an open house and let that agent sitting at the table write up your offer, they have no particular duty to get you a good deal. In fact, they have a pre-existing relationship with the seller and probably want them to get the highest price. The law just requires that they be “fair” to both of you. One of the few laws that is impossible to comply with! And under most arrangements, they walk away with the entire commission.
If you have your own agent, though, the duty they have is much higher—a fiduciary duty. In essence, they are to treat your deal as if it were their own.
Exclusive Buyers Agents Can Cost You Nothing
As a general rule, using your own agent costs you nothing. The commission is already contractually set with the listing agent and it is just a question of whether that person gets it all or shares it. Going in without an agent will IN MOST CASES not get you a lower price. And trust me, using an experienced exclusive buyers agent can save you so much more than you might save in those rare occasions where there even is a savings.
