Eased Regulations Boost Sales For Villas In Delhi
Delhi has been traditionally known as the city of the royals, as it was the capital for most rulers in History, from the Rajputs to Mughals and the British. However, owning a bungalow or villa in this city is not as simple. Just like flats in Mumbai for sale have very high prices, this city too follows the trend. But thanks to the current changes in government regulations, this could be your time to invest in a villa here.
According to the new farmhouse policy in this city, passed recently, by the Delhi Development Authority, the cost of cost of ownership of these properties will go down. Similar to the rise in flats in Chennai for sale, the builders and land owners are now looking at an opportunity to increase their sales by offer smaller parts of the land, which were previously unused. With an earlier price that included a huge 2-5 acre land, these smaller ones are more profitable to sellers and affordable for buyers. In fact, even with a hike of 10 to 20 percent these seem to be preffered by investors and NRIs.
This act of revising the land rates and sizes will uplift the real estate markets almost drastically. This is because once people prefer farmhouses and bungalows from idle lands in Delhi and Gurgaon, the existing demand for villas in the city will go down, leading to a drop in prices. The new policy even allows farmhouses to be set up on one acre plots on which between 8,000 to 9,000 square feet of space, as compared to the 2,000 to 3,000 square feet allowed on larger 2.5 acre farmhouses earlier.
As this is a viable business venture, many developers and builders are now entering the sector. Plus, the aggregated land in the green belt that will now be developed as luxury housing and community living spaces like the DLF Chattarpur farms, Pushpanjali farms and Westend Greens.
