Another Reason To Choose Exclusive Buyers Agents
If you didn’t already have enough reasons to select a company that has only exclusive buyers agents to help you buy a home, here is another one: they will actually work with a “For Sale by Owner” (FSBO) in many circumstances. Most agents run from those as fast as they can. Why?
FSBO’s Are Twice the Work for Less Commission
So often a seller thinks they can save money by not using an agent. If the home does not need full exposure on the multiple listing service for the area, that might be true. But unless the seller is an agent, he or she has less access to pricing information, proper forms, local inspection requirements, buyers’ lender issues to watch out for, etc. So the agent who helps buyers negotiate through that morass of paperwork and potential problems ends up helping the seller as well (without compromising their clients’ interests). And usually for less than the typical commission. The seller is saving the listing agent’s side of the commission and usually reduces the typical buyer agent side as well. But the buyer’s agent does all the work! So many agents just refuse to handle such ...

FSBO Homeowners Are Way Too Involved
Without the steadying influence of a listing agent to translate and guide the seller, there is often a tendency to ‘take it personally” when the offer is low or the inspector finds some issues. Sellers often like to stay during the showings and the inspections and offer their input in ways that are not helpful to the buyers. Good exclusive buyers agents will deal with that in a tactful way.
What if the Buyer Actually “Finds” the FSBO?
It is a common belief that an agent is really just a vehicle to locate and show a home to a prospective buyer. After that, there is no value in having an agent. This is never less true than in the case of a FSBO. Even if the buyer happens to see the sign in the yard before the agent does, it is almost always in the buyer’s best interest (and may be required under the terms of the Buyer Agreement), that the buyer let the agent make the contact and do the negotiating, etc. After all, the buyer should have been educated about home guying in general and where the great neighborhoods are by the agent. So even if the agent did not find the home, the agent can ensure that the buyer gets the best deal. There are so many aspects to buying a home beyond locating one to go see. And exclusive buyers agents are equipped to be your best resource.
Can a Buyer Save Money with a FSBO?
Yes, a buyer can save money with a FSBO. Maybe even an entire commission. But only if the buyer knows exactly what the house should be priced at and can get the seller to deduct the commission from that amount. Not happening for the most part. But a buyer can be assured of getting a home without issues still at a great price if a buyer uses an exclusive buyers agent to do that. Going it alone is just not safe these days. Only exclusive buyers agents are likely to be willing to go the distance with a FSBO to the best possible result.
