If you are planning to restore an old building, you are likely to have a very big, but ultimately extremely rewarding task ahead of you. However, before you start, it is worth making sure you know the key areas to get right to ensure that you can add personality without losing the original charm.

The mistake many people make when restoring an old building is to modernise the property too much. By doing this, much of the original appeal is lost and the end result can be one that simply doesn’t sit right. With any such renovation, the key should always be to restore an old building with modern sensibilities thrown in just as an added extra.

For example, one of the most appealing things about many older buildings will be the roof. Older buildings often used metal roofing such as copper or zinc and these not only added some amazing aesthetics, but also brought many great structural advantages and a great deal of longevity. Copper roofing is now far cheaper than ever before and, as such, the extra cost of restoring the metal roofing to its former glory is likely to be minimal and therefore very highly recommended.

... you have looked at the likes of copper roofing, the next thing to consider is the mortar you use. Always try to match mortar as closely as possible, not just in terms of colour but also in terms of type. Be aware that if the mortar you use is too hard, it could potentially damage an older building.

Always try to retain old windows. Modern window frames tend to have a very limited shelf life whereas older ones are much hardier. Where possible, always look to repair rather than replace such things.

Ultimately, always look to stay true to the personality of the original house, whilst throwing in a few modern touches for your own luxury where you can.
