Sale of retail properties recorded a significant downward movement compared to last year. In the entire market 59 retail properties were sold in the month of March 2012. In terms of number of properties sold, retail sales have decreased by 18% compared to March 2011. Of all the counties, Dallas recorded the highest sale of 22 industrial properties. In terms of gross square feet there was a decrease of 20.6% when compared to March 2011. Below are some of the notable retail sales that were recorded in the Dallas market:

In March 2012, Canada-based RioCan has purchased Market Street at Colleyville, a 66,000 square-foot single tenant retail center located at 5605 Colleyville Road in Colleyville, Tarrant County, from Uhlmann-Colleyville LLC. The eight-year-old center is fully occupied. Built in 2003 retail center is located south of Hall Johnson Road, West of Colleyville Road and East of Riverwalk Drive and Bluebonnet Road. The property has access to the Hall Johnson Road through Bluebonnet Road and Colleyville Road. The single-tenant facility is situated on 56.18 acres. Another significant sale from the month was by TNP SRT Woodland West LLC, an entity of California-based Thompson National Properties, who has purchased two retail properties from Massachusetts Mutual Life Insurance Company. The first property is Woodland West Shopping Center, a 117,000 square-foot neighborhood center located at 2601 West Park Row Drive in Arlington, Tarrant County. The 43-year-old center is over 87% occupied with average rents at $3.38 per square-foot. The facility is located at the North West corner of Park Row and Bowen. The retail center has access to West Park Row Drive and South Bowen Road. The multi-tenant retail center was built in 1968 and is situated on 9.96 acres. Another property is Woodland West Center, a 60,000 square-foot neighborhood center located at 1206 Bowen Road North in Arlington, Tarrant County. The 39-year-old facility is 60% occupied with average rents at $3.67 per square-foot. The facility is located at North West Corner of Park Row and Bowen Road. The retail center has access to West Park Row Drive and South Bowen Road. The multi-tenant office/warehouse facility was built in 1972 and is situated on 5.49 acres.
