... about new homes are chasing higher pay instead of their customer’s dreams, resulting in innocent buyer’s not getting what is really in their buyer best-interests. Tragically, I’ve seen buyer’s overpay by tens of thousands, and the real estate agent who’s supposed to be representing and protecting them, receive higher commissions all at the expense of their customer. What most people don’t know, is that builder’s pay real estate commissions from a marketing budget. Although it doesn’t affect the price of the home, a customary amount is around 3%. I’ve seen it as high as 10% on a $300,000 home. That’s $21,000 going into the real estate agent’s pocket that should be the buyer’s equity. It’s just not right. There are even underground publications that market these exorbitant commissions to attract these kinds of agents.
I’ve also seen educated consumers, even second and third time buyer’s, leave thousands of dollars on the seller’s side of the table, simply because they didn’t understand how the new home purchase process really works behind closed doors. The saddest stories are the retirees who are on a fixed budget, and will never be able to recoup the lost money. With all the information available today, consumer’s are using the wrong tools. Many seller website home value estimates have been proven to be off by up to 50%. They’re full of advertisers, and marketing gimmicks crafted to capture advertising leads and make money. There are great government property websites that offer accurate tax and property value information, but buyer’s either don’t know about them, or are not using them.
Now, perhaps the saddest part of all. First, there are still a few homebuilders out there who have integrity. Of course they still want to profit, but not always at any expense, and not at the expense of innocent consumers either overpaying, or not receiving all the incentives that they should. But, more toward the end of my career, and the reason that I was compelled to write this, is because many homebuilders became desperate to squeeze buyer’s for more and more money, and began to take advantage in a very unfair way. And, it’s a lot easier than you think for them. Regardless of your education level, or socioeconomic status, I promise you, there are several inside practices going on behind the scenes with homebuilders that affect both the price you pay, the incentives you receive, and the overall new home purchase experience you’ll receive, it will blow you away, and be discussed later. They’ve literally invested billions in the new home purchase process to make it complex, confusing and their own. Their on-site agents are top pros, highly-trained and highly-motivated to close the sale as quickly as possible. Many make over $300,000 per year. Also, builders pay top national trainers around $50,000 per week to come in and teach a sales team of 10 or 20 how to close the sale quickly and painlessly. This is ongoing, every few months, for brush-ups. They are masters of their craft, trained personality profilers, and they’re experts at gaining your trust and skillfully leading you right to the close.
