Building A New Home? Get The Right Contractor!
Choosing a new homebuilder is important when you want a customized new home. People who want specific features or cannot find what they need in ready-made houses go in this direction. The right contractor will bring your vision to life using the highest quality materials.
Finding the right builder for the job can be overwhelming. You will discover many contractors out there once you begin your search. Narrow down your choices by using these tips:
Check your local builders' association listings.
The National Association of Home Builders (NAHB) has a list of reputable builders and contractors. Since 1942, the NAHB has been implementing housing policies that deliver only affordable high-quality houses. You are ensured your new homebuilder has the skill set to build your dream house, if they are a member. Create a primary list of contractors you want to consider based on the NAHB listing.
Find out more information about your builders of choice.
Once you have your initial listing, do a background check on each of these builders. Going to each contractor's website is not enough. Talk to a buyer's ...
... agent or consult different real estate agencies. Ask them to supply you with a list of recommended builders. This will help you determine which builders are easy to work with and which ones are not. Get advice from family and friends as well. You will want to get a builder with a good reputation.
See which builders you can afford.
The contractors' websites usually post an estimate of their prices. Take note of these prices and determine which ones fall within your budget. Remember an important rule of buying a new home: Let your budget dictate the best home for you, and not otherwise. This step helps you narrow your list down to contractors you can realistically work with.
Check the credentials of the remaining companies.
Go through the remaining companies one by one and look at their building history. You will want to pick a new homebuilder with a wide array of houses in their portfolio. Make sure the one you choose has at least three to five years of experience in the housing business. Find out what certifications they have.
Visit a good variety of their projects.
Visit the latest projects of homebuilders on your list. Make sure you visit both new and old homes. While this is a good way of inspecting for quality, it will not tell you how long a house can last. Specify what kind of references you would like from your builder. Talking to the owners will give you an idea of the positive and negative points of a builder's craft. Pay attention to all the details and weigh each factor carefully. You will be able to narrow down your list and end up with the perfect contractor for your dream house.
