Riviera Maya Condos - Is Downtown Playa Del Carmen A Good Investment?

While lifestyle is hardly a question, we might sometimes get the impression that more established parts of markets that have boomed are perhaps more costly – precisely because of the great lifestyle they offer – and now have less investment potential than other areas. What about Riviera Maya condos downtown Playa del Carmen?

While we might be tempted to apply this same line of thought to downtown Playa del Carmen, it would be a misunderstanding of what has been happening in that community. Consider these points.

Playa del Carmen expanded before downtown finished growing. Playa del Carmen has grown quickly over the past decade, and expended well beyond the limits of the old town while downtown is still in the process of being developed. There are even still vacant lots and sections that are under construction, as the city booms around it, with new developments as far as 2 miles away.


There are low-income neighborhoods that are gentrifying. Since downtown was the whole town ...
... not that long ago (2 decades), this means all types of development – upscale, low-income, middle – took place in what’s now downtown. Many of the former low-income communities are now gentrifying because of excellent location, walking distance to all amenities and the nice shopping/dining area on Fifth Avenue.


This means there are new opportunities arising. Both of the last points make for new, low-priced options. As a new neighborhood in the downtown area just begins to develop, prices are lower than in the famous areas along the beach and in a few other pockets. The same is true when the first nice condo complex shows up in an old, low-income area.


Some of these areas are A WALK AWAY FROM THE BEACH! It doesn’t take a genius or even a real estate expert to see the potential these areas have. The beach is a walk away (5-15 minutes) as are all other amenities – supermarkets, local fruit, vegetable & fish markets, bakeries, cafes, restaurants, etc. The nicer already developed parts of downtown are always just around the corner …


As downtown continues to develop, values are very likely to rise. As Playa del Carmen continues to grow, and downtown continues to develop, these areas have some of the best potential of seeing values rise, since demand in the trendy downtown area is likely to abate with thriving and growing tourism.

When you consider your real estate options in the Riviera Maya in terms of investment, take a look at downtown, and you might be surprised by some of the opportunities you see.
