The Danger Signals Of A Failing Roof

Our roof is not something that we think of often. In fact, we rarely even look at our roofs and usually only become aware of them when we discover a leak in our ceilings. It is helpful to know the signs of a failing roof in order to help you save yourself a lot of trouble and expense.
All roofing materials deteriorate and eventually fail over time, depending on the quality of the material, appropriate installation, routine inspection, and ongoing maintenance. Roofs are subject to natural forces like rain, snow, sun, wind, and pollutants. Falling tree limbs, small animals, and insects can also cause roof damage.
There are several clues that a roof is failing, and the biggest one is age. If your roof is more than 20 years old, there's a good chance it is due for a replacement. But younger roofs can also fail, so it is a good idea to inspect your roof at least once a year. Don't use a ladder, though. Binoculars are easier and a lot safer, and you can spot most problems from the ground.
If you spot any of these danger signs, it could mean your home needs a roof replacement or repair:
• Leakage in attic ...
... after wind-driven rain.
• Leakage in attic after ice build-up.
• Blistering and/or peeling of interior and/or exterior paint.
• Stains on interior ceilings and walls, or mold and mildew growth.
• Exterior decay, sheathing, and/or siding.
• Missing, cracked or curled shingles.
• Dark, dirty-looking areas on your roof.
• Excessive energy costs.
People can have symptoms of a failing roof, too. If you or your family has a lot of colds or chronic fatigue, it may be due to inhaling mold spores from a failing roof.
Go into the attic on a sunny day and, with the lights off, check the underside of the chimney and the stack vent. If you see little pinhole spots of light, the flashing is shot—another indication that the roofing might not be in good shape.
While you're in the attic, scan the underside of the roof sheathing for any new signs of roofing damage or water staining since the last inspection, as well as any soft or moist spots, which tend to show up after a heavy rain. If these problems are widespread, it's a sure sign that you need to call for a roof replacement or repair.
