People who are to live on pensions are, in most of the cases, financially weak. The amount they receive as pension is limited and is much less than what they were paid during service life. It is, therefore, hard for them to pull on with pensions only. These persons are aged ones. Naturally, they require medical facilities off and on. Home loans for pensioners are a good option for these persons.

It is, however, not easy for the pension holders to secure finance from the market. The financial institutions are always reluctant to offer loans at high risks. They raise several questions before they approve the loan application submitted by the pensioners.

Age of the pensioners is a factor, no doubt. The finance providers cannot know how long the borrowers would survive and who will pay off the loan amount after the pensioners depart. With passage of time, cost of everything has been going up. How the pensioners, with limited earning, can meet the demands is a big question. The lending agencies want to know how they will get back the advances along with interest within the stipulated time. It is good for the pension holders if they can make an upfront payment towards a part of the interest. They should clarify that their monthly income is sufficient and that they can pay back the borrowed amount in time. Hence, the question of loan serviceability does not and should not arise. Sometimes, pensioners own a home and other tangible property against which the lenders can make the advances towards home loans for pensioners.
