As a long term buy and hold investor you need to make sure you are operating your business legally and are up to date on what is required. Each state and municipality is different so I cannot provide you specific advice for your locality but can provide you with some general questions you should know the answers to.
First and foremost, does the state or municipality you rent or plan to rent a property in require an occupancy permit inspection or an annual or bi-annual rental inspection? Most municipalities have implemented such a program and you need to stay compliant with these types of inspections. If you have a tenant dispute that ends up in court and you cannot prove you are keeping your inspections current it is difficult for the District Justice to believe you are keeping the property in good condition.
The second item is does your lease provide you with the protection and enforcement power you wish to have. You may have to evict a tenant at some point and making sure your lease will work for you and not against you is best to know before you need to use it.
