Most buyers will be aware of the fact that once a tourist destination has established itself as a favorite for American, Canadain and European visitors, prices for all property on the beachfront skyrockets, and land on the beach becomes rare in addition. While cheap lots can be found in off-the-beaten-track areas, it is always a balancing act to know if these lots will appreciate in value, and enjoy the conveniences and services nearby that most buyers want.

The following are a few signs to look for when investigating cheap Mexico beachfront lots.

Small, but Growing tourism

Of course, if those first tourists are still staying in tents and "roughing it" hours away from the nearest store, that's not very convenient as a place to live or for long-term vacationing, as romantic as it may sound. Government Investment

It is also a good sign if the government is working hand in hand with large private investors to develop real estate potential. Restored landmarks, beautification of old cities, beachfront boardwalk areas, etc. are all indications that the government is re-investing the funds gained from early tourism into attracting further tourism. This means that more private investment into activities, shopping options and conveniences in general is also likely to follow.

Prices still low

Part of what draws the first tourists is that prices tend to be more accessible - prices for food, for tours, for restaurants, etc. Along with this, the cost of day to day life for residents tends to be even lower, and real estate prices very accessible. (Finding an "up-and-coming" area doesn't help much if the prices are already higher than the established favorites.)

Basic Services

It is also important that basic services already exist. Even the biggest private corporations together with the government can't predict the future or wave a magic wand to turn an abandoned beachfront into a tourist center over night. In the case that process takes longer than expected, it's important that there are already shopping options covering the basics nearby, good healthcare and connections available for your lot.

With the combination of these factors, buyers can feel fairly confident that they are making a solid investment in their cheap lot.
