Maintenance Of The Air Conditioning System
An air conditioning system is taken for granted until it breaks down. Being cool and comfortable tends to make us forget that we even have one. When the fatal breakdown occurs, it is normally at the worst possible time. To avert major repairs and costly replacement, maintaining an air conditioning system cannot be ignored. AC maintenance is the single most important thing we can do to keep cool air flowing into our home like it should, with efficiency and the lowest possible energy usage. There are quite a few things you can do, but be sure to check your warranty conditions to know the things you can and cannot do.
To maintain the inner parts of a unit clean is pretty basic. You need a vacuum cleaner, a clean filter if you use disposable filters, and two rags - one damp, one dry, both lint-free. Turn off the system before you start any cleaning. Vacuum the outside of the air intake grid and all around it, then wipe lightly with the damp cloth. Finish with the dry cloth, because you don't want to leave moisture on the grid. Open the intake grid, remove the old filter or vacuum it if it is permanent, and set it aside. ...
... Vacuum the inside thoroughly, and wipe out well to remove dust. Replace the clean filter and close with the intake grid.
Take a good look at the outside unit. If there are weeds or vegetation growing around the unit itself, it is time to clean it up. Always keep a clean, open area to all sides of an air conditioning unit to give it plenty of room for air and for repairs. Remove weeds around the unit on a regular basis. If your warranty allows it at this point, take off the housing and thoroughly wipe off all of the dusty components. Before you do this, make sure you've disconnected power supply to the unit so that you don't get injured! Clean the inside of the housing itself, replace tightly, and then clean the outside.
Having regular maintenance and tune-ups is an integral part of keeping an air conditioning system in good condition. Once or twice a year, a certified technician should be called to take a look at the unit, make sure there are no issues with it, and to make any repairs that need to be made before those minor repairs become major fixes or even a replacement. Keeping your system running in top condition can only be attained by regular maintenance.
There are many things that you, the home owner, can do to maintain your system, so ask your regular serviceman what you should do to maintain the integrity of your system. Never do anything that is expressly forbidden in your system warranty conditions , and when in doubt, call your technician to be sure of what the strange noise is, or why the air is not as cool as required. Prevention is the key to saving money on costly repair and replacement. Maintain your cooling unit, and feel the security and comfort of a well maintained, top functioning system in your home.
