When dealing with financing, we cannot ignore time and risk which is intricately woven together along with the concept of money. An individual or organization deposits money in a bank and the bank in return lends it to others for their use. There is an imposition of interest on the loans at every stage.

When people seek to refinance their existing mortgage, they replace the already existing debt obligation with another one where the rate of interest is more affordable and manageable. The new loan thus generated is secured on the same old property as your previous or current loan. It can also be described as ‘restructuring of debt'. Although it is a highly risk-undertaking process, it is a very regular affair in the market. The refinancing of mortgage can occur for various reasons. One also has to worry about the transaction fees on refinancing which can even exhaust savings acquired through refinancing itself!

Mortgage refinance is not a good idea when the value of your property has taken the downward curve or when you have used up quite a lot of the available equity. When you have only a few years left on the current loan and have been paying it off for a long period of time, a new loan, in other words, refinancing, may simply drown you in deeper debts. So you need to be very prudent and decisive and refinance at the right time, keeping a tab on the interest rates.
