Buying a home is a once-in-a-lifetime exercise for many. It has a significant emotional and financial weightage for the buyer and his family. In India, it is a major step of settlement and marks an important step in life. Given these facts, builders in Bangalore must deliver good quality homes at the promised time with the expected amenities. There are many other aspects that the developer is expected to deliver.

1. On-time Completion and Delivery
 
Projects in Bangalore are expected to meet the set deadlines and deliver homes on time. They need to get the necessary permissions, finish the construction, and get the project approved and certified by the authorities so that the buyers can get possession as planned. There could be several personal life events that are awaiting the completion and possession of the home. The developer needs to be responsible and fulfill his side of the bargain after having received the payment for the home.

Under the RERA every builder and developer has to mandatorily register their residential or commercial properties if the total land area being developed is more than 500 square meters or the total number of units is greater than 8. The builder cannot market apartments or luxury villas in Bangalore if it not registered with the RERA authorities. All the details of the project need to be disclosed in the public domain by uploading on the official RERA website. The developer should make sure that he has completed the RERA formalities and is transparent about all aspects of the project.
 
3. Amenities and Facilities
 
The developer must provide all the basic facilities like water and power supply before the possession in the projects in Bangalore. Without these facilities, it is not possible to live in the homes. The developer should also provide the amenities promised during the home-buying process. The amenities are expected to be as described in the brochures so that the buyers do not feel betrayed. The developer’s reputation will be at stake if the amenities are lacking in any way.
 
4. Safety and Security
 
The safety and security of the residents and their families is a non-negotiable aspect that the builder should make sure of in the projects. The safety of children and senior citizens who are vulnerable to threats of any form should be the top priority for the developer. The construction, design, and security management should get their due diligence before the apartments in Bangalore are handed over.
The reputation of a developer can be made or failed by even a single project they deliver. Real estate developers should try to meet all the terms and conditions laid out during the booking process to ensure that they have a good image in the market.
