The real estate market in Texas is booming, and becoming a realtor in this state can be a lucrative career choice. With the advancements in technology, it is now possible to complete all the necessary courses and exams online to become licensed as a real estate agent in Texas.

Follow this step-by-step guide to becoming a successful real estate agent in the Lone Star State.

Step 1: Register For A Texas-Accredited Online Realtor Course

To get a real estate license in Texas, you must complete 180 hours of approved coursework from a Texas Real Estate Commission (TREC) accredited provider. These hours are broken down into 30 six-hour courses to help you understand real estate fundamentals.

While it may be tempting to pick the first one that appears on a Google search, it is vital that you do your research to find a reputable and accredited online course provider. While TREC has a list on its site that helps narrow your search, it is still highly recommended to read reviews and ask for recommendations from other licensed realtors.

Step 2: Take The State Exam

... state exam after completing your online course from an accredited provider. The exam is broken down into two portions: National and State. You must score at least 70% on each portion to pass. It is highly recommended that you review all material covered in your online courses before taking the exam. Be aware that you only have 4 hours to complete the exam. While you will have study guides to help, it is a good idea to be as knowledgeable as possible in the main areas of the test, including property use, legal descriptions, and real property characteristics.

Step 3: Find A Sponsoring Broker

After passing the exam, you must find a sponsoring broker within six months to activate your license. A sponsoring broker is an experienced licensed real estate professional who will provide guidance and support as you begin your career. This individual or company will also handle all your transactions until you obtain your own broker's license.

There are many ways to find a sponsoring broker, such as attending networking events, reaching out to contacts in the industry, or even cold-calling brokerage firms. In addition to looking for a broker who aligns with your values, goals, and personality, you'll also need to make sure you can pay any associated fees, such as desk fees or commission splits.

Step 4: Apply For Your License

Once you have found a sponsoring broker, you can now apply to get a real estate license in Texas. This process typically includes submitting an application and fees to your state's licensing board, passing a background check, and providing proof of completion of pre-licensing courses and the state exam.

After completing all these steps, you will officially become licensed as a real estate agent in Texas and can start working under your sponsoring broker. Remember always to follow ethical standards and continue learning and growing in your career as a real estate professional.
