to invest, generate income and prepare for a relaxing warm-weather retirement, one choice is the classic fixer-upper.
One example is in the up-and-coming Alta Vista, a small neighborhood tucked away southeast of the old town. While homes and villas are pretty hard to find, and already start around $500,000, a fixer-upper can be found for around $250,000. With a bit of an investment, and a pinch of creativity and inspiration, you will be living in Mexico in a beautiful home with a view of the ocean and the old town; what's more you can do what you want with this kind of property, to convert into the home of your dreams for retirement. If $250,000 plus the cost of the renovation is beyond your budget, a custom built home still in need of some finishing touches in a newer neighborhood just on the edge of gentrification can be found for about $80,000 US. Such a home would require a bit more time to make it the way you want, and would offer a little less space, but still offer close access to great shopping and a short drive to the beach and downtown.
Another option to plan ahead for your retirement is Puerto Vallarta land. For under $70,000, a large lot can be acquired with views of the Bay and the city, with enough space for a comfortable house, a pool and a reasonable yard. The price of building the home will, of course, be more the renovation project ($100,000 for 1500 sq. ft. approx.), but it also means you are starting from scratch, you can choose the design best for your tastes, and you can oversee that the project to make sure it is done right.
In either case, make sure that the property you are buying is suitable for your project. Especially with a fixer-upper you should have a building inspection to ensure a sound structure to work with, and make sure your project is feasible with the existing (i.e. you won't want to change things that can't or shouldn't be changed.) With land, make sure that a building permit is available, and check the zoning.
