What Puerto Vallarta Real Estate Should I Choose - Homes Or Land?
Perhaps you are considering a Puerto Vallarta real estate purchase, and you can't decide between buying a home, complete and ready to use, or buying a lot in an ideal location to build your dream home, designed exactly the way you like it. Both have their advantages.
If you decide to buy a completed Puerto Vallarta Homes, your options are fairly wide. Homes range from luxury properties overlooking the old town and the bay, near the original American expat neighborhood, to simple homes in new neighborhoods, or on the edge of gentrification.
One the luxury homes with beautiful views could reach close to $4 million USD, but some bargains could be found for less than a million. Homes in up-and-coming neighborhoods with good views and only a short walk from downtown could be found in the middle price range - $400,000 to 600,000, and a home in a newer neighborhood, close to new international ...
... stores like Walmart, and a few blocks from a newer upscale shopping are can be found as low as $75,000.
The advantage of buying a home? It will require little preparation to live in; some come furnished, and would require no preparation. You can own and enjoy your Puerto Vallarta property immediately in some cases. The disadvantage is you have to find a style and location suitable for your tastes, within your budget; unless you have something very specific in mind, this shouldn't be much of a problem.
In the case that you would rather spend time than money, buying Puerto Vallarta land and building is also an attractive option. Lots in those same prime areas as the high-end luxury homes can run up to about $2 million. Other lots can be found as low as $55,000. Lower priced lots can even be found with views, but may be in a neighborhood a little rougher around the edges still. A comfortable, well-constructed home can be built and finished for around $100,000, going up depending on the size, amount of luxury, etc.
The advantage of lots; in most neighborhoods the cost of buying a lot and building will cost you less than buying a similar home. The disadvantage; you have to put in the effort to have the home designed, built and finished. Ask your agent to direct you to planning and building companies that his clients have worked with and with a good reputation. Also make sure you know what you'd like to do with your lot, and buy a lot suitable for that purpose.
