Most Common Rental Property Repairs

Plumbing Repairs
Plumbing problems range anywhere from not enough water to water leaking everywhere. Some of the most common rental property repairs we deal with regularly revolve around plumbing gone wrong. No hot water, water leaks, water heater malfunctions, and water/sewer back-ups year round are the most common culprits we come across when dealing with plumbing-related calls.

So how do you avoid these? The answer is relatively simple: ...
... routine maintenance. Have your water heater serviced regularly and replace parts immediately. Leaks, if left untreated, can cause significant damage. Make sure to inspect beneath sinks and wherever else you can see that could cause a problem, then address it as soon as it’s discovered or reported. Waiting can often be your worst enemy when it comes to plumbing problems. Take a look at what plumbers want you to know about your rental’s plumbing, too, for additional information.

HVAC Repairs
HVAC common repairs depend upon the season. The most common HVAC reports called in include no heat in the winter time and no AC in the summer. Both are incredibly important to address upon receipt and can also be mitigated with preventative care. Try and have your HVAC system serviced at the turn of the season to help avoid these issues or catch smaller problems before they get worse.

Appliance Repairs
Broken dishwashers, fridges, washers, driers; the list goes on. Appliances repairs are another common rental property repair we deal with frequently. Rentals often see increased wear and tear compared to owner-occupied homes due to the increased number of residents moving in and out. After all, not everyone uses a home the same way. For that reason, routine servicing is extremely important. The age of the appliance is another consideration. Be sure to weigh that in addition to a few other factors when deciding whether to repair or replace an appliance.

Lock Outs
Whether the resident lost their keys or the lock is malfunctioning, lock outs are another common rental property repair we receive regularly. Make sure to keep spare keys handy in the event the resident can’t get back inside and a reliable lock smith on call when the key won’t solve the problem.

Maintenance and property management go hand in hand. You can’t have a rental without coming across repairs, be it routine or emergency. However, knowing what the expect and staying ahead of problems through routine maintenance is the best way to manage any and every repair that comes your way.
