Why You Require A Virtual Tour
Virtual tour is a must for every real estate listing. In the contemporary market, most of the people looking for a new home are doing it online. It is quite baffling when you go to see a property listing that sounds excellent, but there are no images or virtual tours to show the colors, the layout of the home, the neatness, the style etc.
I am basically skeptical of homes that don’t use images or virtual tour. What are they trying to hide? I personally don’t want to drive clear all over town to see a home that sounds excellent on paper but it is horrible in reality.
There are primarily 2 reasons why an agent doesn’t have a tour done on one of his or her listings. The main reason is they don’t realize the value of the tour, and their vendor is inexperienced and doesn’t realize the value either. The second reason is the agent is trying to stay on a budget and tries to reduce costs in every possible manner. Sadly, when money is the problem, the vendor suffers and the agent generally suffers because the house sits on the market longer ...
... and the vendor is not a happy camper to work with.
Many brokers need their agents to do home décor on all their listings; still many agents do not realize its value. The agents are basically doing the tour as it is free to them. As those agents don’t value it, they don’t properly market the tour in all their advertising efforts.
I personally know real estate agents that do a home décor on every listing they take regardless how high or low the listing price is. After getting the tour done, they ensure that all their promotional materials show the website address, tour address so anyone viewing the promotion can instantly have access to the tour and the images if they are online.
One thing that always surprises me is that some agents order hologram and then they don’t promote them. I review many real estate magazines in our area, and I witness agents using lovely pictures to promote their listing, but they never mention their tour in the advertisement. With consumers looking for online information, it perplexes me that agents don’t cross promote.
If you collate a business card with a hologram, you can summarize that if you keep the cards in the box, they won’t do you any good. Cards only bring business back to you when they are used by the agent and given to as many people as possible. Yet agents spend thousands every day on websites that few consumers notice. The agents that don’t promote their website don’t see results and hence conclude that websites don’t work and tours won’t work either anyhow.
