The Grass Is Always Greener, At A Upa Retirement Village
Are you thinking that it’s time to downsize from your large family home but you’re not sure where to go? Retirement living may be the answer to your problems.
A retirement village is a community of homes and facilities designed for those people over 55 who are still active enough to live independently in their own home. They offer many lifestyle and practical benefits.
Retirement village life is about living in a secure home within a community where you can make new friends and enjoy some companionship. Enjoy the freedom from maintaining a large house with no more concerns about the lawns, gardens and gutters and enjoy more quality time with family and friends.
Our units and villas at Melrose Retirement Village and Hillcrest Retirement Village are designed for easy living, even if your mobility decreases. We ensure you are ...
... able to retain your independence and have the privacy and freedom of your own home.
Retirement villages offer many opportunities for residents to interact and connect, without living in each other’s pockets, through on-site recreational facilities, community rooms and social activities. This can help reduce social isolation.
At Melrose Retirement Village we offer a community/activity centre, “Connections”, where residents can get together for a cuppa and a chat or enjoy social and recreational activities like craft, sewing, cooking classes, men’s shed, happy hour, trivia nights and more.
Hillcrest Retirement Village also has its own community/activity centre at the historic Hillcrest House where residents can relax on the verandah and take in the ocean views and also participate in social activities like sewing, trivia nights, games nights and movies.
The costs of living in our unit or villa (rates, insurance, lawns, gardens & maintenance) are bundled into one easy, fortnightly fee and usually works out to be cheaper than living in your own home.
We Will:
-Clean all common areas, including the community/activity centres
-Look after the gardens and lawns
-Manage the maintenance and repairs of the fittings and fixtures in your home as well as the buildings and structures within our villages, including window and gutter cleaning
-Provide you with a 24 hour emergency call system
-Look after the insurances, rates, management and administration services
It’s YOUR home. If you’re concerned about being restricted by village rules and regulations, let us alleviate any worries:
-All units and villas are fully refurbished prior to you moving in and are ready for you to decorate as you like
-You can have guests visit you and/or stay over on a short-term basis
-You decide when and if you want to join in with social activities
-Pets are usually allowed on application (Hillcrest Village only)
Purchasing a unit or villa at Melrose Retirement Village or Hillcrest Retirement Village is made easy for you.
Simply pay a deposit on the unit or villa that you wish to purchase and then put your family home up for sale. Once your home is sold, the balance of your Ingoing Contribution (purchase price) is then paid to us and you can move into your new home.
You are not required to pay stamp duty when moving into one of our villages.
If you change your mind and want to move out within 90 days of moving in, we will fully refund your Ingoing Contribution.
There are no unexpected costs. When you choose to move into a UPA village you will know exactly what you need to pay before, during and after your stay. There are no additional fees or charges. We also offer the opportunity to speak with our team annually to do a ‘contract health check’.
In an uncertain property market, you have the peace of mind of not suffering any capital loss if the property is worth less than when you moved in. It also means you won’t benefit from any capital growth should it be worth more, however you will know exactly how much you will get when you leave on the day you move in!
There are no refurbishment, marketing or sales costs when you decide to leave the village. You only need to give 42 days’ notice from your intention to vacate and hand back your keys.

UPA was founded in Grafton NSW, during a turbulent period of Australia’s history. Still a young nation, in 1938 Australia was recovering from the Great Depression and was also suffering the aftershocks of a massive loss of life caused by WWI. It was within such a setting that the Founder of UPA, Thomas Agst developed his notion of ‘practical Christianity’, providing functional assistance to those who needed it, beginning with children in need that he and his wife, Rosetta cared for.
