Asbestos may or may not present an exposure risk to your property. This likelihood of risk is dependent on whether or not there is a presence of asbestos fibers in the air. However, you should also know that just because you have asbestos present does not necessarily mean that it is at risk of exposure. The last type survey, type 3 survey is to be conducted if major renovations are to occur. The type 3 survey is the asbestos pre-demolition survey requirement. The goal of the type 3 survey is to note where asbestos is present, if the asbestos is damaged and where existing asbestos debris may be present. There is no consideration giving to maintaining the asbestos only the removal of asbestos. A pre-demolition survey assesses the volume of asbestos present and designs a plan specific for the removal needs of the project having the pre-demolition survey conducted.

An asbestos surveyor will often times have to tear structures down in the process of a pre-demolition survey so as to identify areas that may exist in crawl spaces and behind walls and in ceilings. The removal of asbestos containing materials is a very delicate matter and should be carried out with due precaution. An asbestos pre-demolition survey is so important because this is when asbestos runs the greatest risk of being exposed and risking the health of all the workers and tenants of a property. Asbestos materials that are otherwise stable and do not pose a health threat.
