Your Asbestos Surveyor Is Your Friend

Asbestos may or may not present an exposure risk to your property. This likelihood of risk is dependent on whether or not there is a presence of asbestos fibers in the air. However, you should also know that just because you have asbestos present does not necessarily mean that it is at risk of exposure. Asbestos fibers that are sealed and not vulnerable to air exposure do not pose a health risk. So the presence of asbestos and the risk involved with it depend on the state of the asbestos. It also depends on whether or not you are trying to remove the asbestos for renovations or demolition. In any case an asbestos surveyor is your friend and they can help you discover many things. They can help you discover what materials contain asbestos, which asbestos containing materials (ACMs) are compromised and have fibers exposed, and when and how to remove them.
There are 3 types of surveys that your asbestos surveyor can do. A type1 survey will typically entail an asbestos surveyor inspecting your property to asses what materials could contain asbestos. There is no testing or analysis of the materials to confirm actual ...
... presence of asbestos. The survey is conducted only to identify the materials that most probably contain asbestos. The type 2 survey entails the asbestos surveyor actually gather samples of materials to be analyzed to confirm the presence of asbestos. During this survey the asbestos surveyor will also analyze the state of the material and determine whether or not the fibers in the material are actually exposed to air. The materials that are compromised and have fibers exposed to air then are given an asbestos management plan to decide how and if they should be removed and disposed of.
Both of these surveys must be conducted regardless of whether or not the building is to be renovated on any level. The last type survey, type 3 survey is to be conducted if major renovations are to occur. The type 3 survey is the asbestos pre-demolition survey requirement. The goal of the type 3 survey is to note where asbestos is present, if the asbestos is damaged and where existing asbestos debris may be present. There is no consideration giving to maintaining the asbestos only the removal of asbestos. A pre-demolition survey assesses the volume of asbestos present and designs a plan specific for the removal needs of the project having the pre-demolition survey conducted.
An asbestos surveyor will often times have to tear structures down in the process of a pre-demolition survey so as to identify areas that may exist in crawl spaces and behind walls and in ceilings. The removal of asbestos containing materials is a very delicate matter and should be carried out with due precaution. An asbestos pre-demolition survey is so important because this is when asbestos runs the greatest risk of being exposed and risking the health of all the workers and tenants of a property. Asbestos materials that are otherwise stable and do not pose a health threat.
