The idea of timeshares began in Europe when a hotel owner encouraged visitors to buy a share of the hotel rather than renting. This idea proved extremely successful which started the timeshare craze. Nowadays there are timeshares all over the world in some of the most sought after holiday destinations.
Timeshares are very unique from renting. When a timeshare to a unit, apartment or hotel room is bought, the owner is buying only a share of this place. This means that they must share with however many other people bought into that particular timeshare. An agreement is drawn up when the timeshare is bought as to what date this person will be able to use the apartment every year. As part of the timeshare legislation, this is the only time this person has permission to use the timeshare.
This is a contract that deters many people. The idea of having the same holiday destination each year at the exact same time is not ideal. However there are alternatives to this. Considering they have ownership of this timeshare for a certain period of the year, say two weeks in July, they are consequently able to rent this room ...
... out during that two week period. This provides income if they decide not to take their holiday, or alternatively gives them extra money to stay at another holiday destination. One of the other great advantages of timeshares is the exchange possibilities. Internal timeshare exchanges are possible, with timeshares being traded between owners in a particular hotel. This allows families to change the time period in which they visit that hotel each year. This does not have to be a legislative exchange, however an agreement to use each other's timeshares.
The greatest advantage of timeshares is the ability to exchange externally. You, as a timeshare owner, can exchange your timeshare with other timeshare owners in any holiday destination in the world. Timeshare transfers are usually done through exchange agencies which control the timeshare exchanges between select resorts. This makes the timeshare exchange process fast and simple. It involves simply choosing the other resort you would like to stay in and the agency takes care of the exchange process needed to secure a timeshare for that resort.
There are a number of types of timeshare contracts. The timeshares talked about above are deeded contracts, where a resort room is divided into week periods and sold as a fraction of the rooms' value. However this form of ownership can be complicated, as it incurs income, if rented out, and expenses just as owning an entire property. This brings in all sorts of tax obligations and can be to complex considering the timeshare is only for one week of the year. The alternative contract is known as the right-to-use. This is a contract drawn up with the property owner with an agreement to the timeshare for a certain number of years resulting in the contract ending. When the contract ends, all rights are given back to the property owner.
